Verify with the employer
Hi, Maya Brooks has applied to rent with us and listed Lakeside Dental Group as their employer. Could you confirm that they work there, their start date, and their current pay rate or gross pay per pay period? They have authorized us to verify their employment. A reply to this email is all we need. Thank you,
Social Security is 6.2% up to $184,500 of wages in 2026 and $192,300 in 2027, Medicare 1.45% plus 0.9% on pay over $200,000. These checks catch math a payroll system wouldn’t get wrong. A stub that passes can still be fake, so confirm with the employer.
How to use it
- 1Enter the applicant's stated income and the rent.
- 2Copy the numbers from the pay stub: pay dates, gross, each tax, net and year-to-date totals.
- 3Read the checks. Anything marked Fix is math real payroll doesn't get wrong.
- 4Call the employer to confirm, using a number you look up yourself.
Questions
How can you tell if a pay stub is fake?
Check the math payroll software never gets wrong. Medicare should be about 23.4% of Social Security because both come from the same wages. Gross minus deductions should equal net. Year-to-date pay should fit the pay date. Then call the employer at a number you find yourself.
Do landlords verify pay stubs?
Most check them against the application, and the careful ones call the employer too. A pay stub alone is easy to fake, so treat it as a starting point.
Why would Social Security be less than 6.2% of gross?
Pre-tax deductions like health, dental and vision premiums come out before Social Security and Medicare, so both can be a little under the full rate. Medicare and Social Security should still match each other until year-to-date pay reaches the Social Security wage base, $184,500 in 2026, where Social Security stops.
Do I upload the pay stub?
No. You type the numbers in and the checks run in your browser. Nothing you enter is sent to dailybuilt.
What income should an applicant have?
The common standard is gross monthly income of at least 3 times the rent. Use the rent-to-income calculator to test other standards.
The check most fake pay stubs fail
Social Security is 6.2% and Medicare is 1.45% of the same wages, so Medicare is about 23.4% of Social Security on a real stub, even when pre-tax deductions change both. The one exception is a high earner whose year-to-date pay has reached the Social Security wage base. Pay stub generators and edited PDFs often get one of them wrong. Load the suspicious example above to see it.
