Questions

How do you calculate prorated rent?

Divide the monthly rent by the days in the month to get a daily rate, then multiply by the days the tenant has the unit. For a move-in, count from the move-in day to the end of the month, including both.

Which proration method is right?

The one your lease names. Days in the month is the most common. A 365-day year gives the same daily rate all year. A 30-day month is simple but charges a little more in short months.

Is the move-in day counted?

Yes. A tenant who moves in on the 18th of a 30-day month pays for 13 days: the 18th through the 30th.

Do I have to prorate rent?

It depends on your lease and state. Many landlords prorate the first month, and some collect the prorated amount with the first full month at move-in.

Write the method into the lease

Tenants compare. Pick one proration method, put it in the lease and use it every time. See the three methods worked out. Late payments next? Work out the fee with the late fee calculator.
