Questions
What is a good rent-to-income ratio?
Most landlords want gross monthly income of at least 3 times the rent, which means rent is about 33% of income or less. Some use 2.5 times, and some markets use 40 times the monthly rent in yearly income.
How much income do I need for $2,000 rent?
At 3 times rent, $6,000 a month, or $72,000 a year before taxes.
Do you count roommates' income together?
Many landlords combine the income of everyone on the lease. Others require each person to qualify on their share. Add each applicant to see the combined ratio.
Is it gross or net income?
Gross. The 3x rule uses income before taxes and deductions, the number on the top of a pay stub.
Should the standard be the same for everyone?
Yes. Write your income standard into your screening criteria and apply it the same way to every applicant.
Check the income is real
A ratio is only as good as the pay stubs behind it. Run each stub through the pay stub checker before you rely on the number.
